Actors of the condominium

Anyone co-owning or in relation with a co-owner. A co-owner owns one or more part(s). Maybe a physical or legal person(s)

Bank Account

A bank account is an arrangement with a bank which allows you to keep your money in the bank and to take some out when you need it.

Condominium (Union of co-owners)

All the owners of a property. It administers the common parts, that is, by himself (trustee volunteer), or by mandating an external trustee. Meet in General Assembly (Ordinary or Extraordinary) to make management decisions.

NB: The term "co-ownership" is actually "unsuitable". The real structure is the union of co-owners. But because of the common use, the term of co-ownership will be used in place and place of the union.

Besides certain standard characteristics which typically define a property (like name, address, ...), here follows some special definitions of characteristics that we want to introduce:

• reference Identifier: published identifier allowing for uniquely referencing the condo;
• register Number: this is an official number allocated by the administration. Note that this one is not mandatory;
• legacy Identifier: allows for potential external identifier to be used as reference (for imported condos);
• company Identifier: each condo is registered with a company Identifier delivered by the administration;

Condominium Regulation document

The condo regulation document ("règlement de copropriété") is the most important one : a condo can not exist without this document. Actually, the condo regulation is made-up with 2 documents :

• the condo regulation itself, which states the rules of the condo ;
• and the state of division ("état descriptif de division"), as well mandatory, which defines the private parts ("units") and the common parts

Generally, the state of division document is included within the condo regulation document, but may remain separated (as in the old times)

Distribution Key

The share allocated to the common parts and to the special parts included in a unit.

Used to calculate the distribution of co-ownership charges and owners' rights (used for votes)

General Assembly

Union council meeting. It can be ordinary, exceptional or special

Part

Part of a property. A part can be private (a unit), or common, that is shared by all the owners : walls, stairs, elevator,...

Property

Element or group of building elements. The property consists of private and common parts.

Syndic/Trustee

Legal representative of the union of co-owners.

Unit

Private part of a property, e.g. an appartment, that a person can buy. A unit can be a "home" (i.e one can live in), but also a "annex", like a cellar, a garage...

Union Council

Composed of owners (or their married or contractual cohabitant) elected by the general assembly. Those assist and control the trustee.
